Using Short Term Multifamily Loans During a Texas Apartment Transition

A transitional apartment property sits between two stages: its current condition and its stabilized future. The property may need renovation, improved occupancy, better management, or higher rents before it can qualify for long-term financing. Short term multifamily loans can provide the capital needed during that period.

The first stage is acquisition. An investor may identify an apartment building with strong potential but current challenges that make traditional permanent financing difficult. Once acquired, the investor can use the bridge period to execute the planned improvements instead of waiting until the property is already stabilized.

The second stage is the transition itself. This is where the investor carries out the business plan. Units can be renovated, common areas improved, maintenance issues addressed, and vacant units prepared for lease-up. As the property improves, the goal is to build stronger occupancy, rental income, and overall value.

InstaLend's multifamily bridge program is structured for this type of transition. It offers 12-to-24-month terms, interest-only payments, and up to 80% LTC. Eligible properties include five-plus-unit apartments and majority-residential mixed-use properties. The property does not have to be fully stabilized and may be distressed, partially occupied, or undergoing renovation.

The final stage is the exit. Once the apartment has reached the intended level of stabilization, the investor can refinance into longer-term financing or sell. Because the bridge loan is temporary, the exit should be considered before closing rather than after the transition has already started.

For Texas investors, choosing short term multifamily loans should therefore begin with the transition timeline. The financing needs to provide enough time for acquisition, improvements, lease-up, and stabilization while supporting the planned refinance or sale at the end.
